Golden Visa
Hungary relaunched its investor residency in 2024 as the Guest Investor Program — a clean, ten-year residency permit issued against a qualifying investment in a Hungarian real-estate fund or other approved vehicle. With Schengen access, low investment thresholds, and processing measured in months, it is the most current new entrant in European investment migration. Programs of this type tend to tighten as they mature; the early window typically rewards those who file first.

A new program, a clean structure, a narrow window.
Hungary's relaunched program sits in a sweet spot — low entry threshold, fast processing, decade-long permits, and full Schengen mobility. New programs tend to be at their most favorable in their first one to two years; thresholds rise, eligible vehicles narrow, and family coverage often tightens. Our view is that this program is at its most useful in the present window, and we are guiding select clients in accordingly.
A single residency permit valid for ten years, renewable for ten more. Among the longest single-issue terms in Europe.
Qualifying real-estate fund subscription opens the program. No direct property purchase or operational complexity.
Spouse and dependent children covered. Hungary recognizes both biological and legally adopted dependents.
Full freedom of movement across the Schengen Area for work, travel, or study throughout the permit's term.
How to qualify.
Subscription to a Hungarian fund authorized under the Guest Investor Program. The dominant route in current practice; we conduct independent diligence on each candidate fund.
Direct acquisition of qualifying Hungarian residential real estate. A pathway for investors who prefer to hold property in their own name.
Contribution to a designated Hungarian higher-education or scientific institution. The least common route, occasionally appropriate for donor-aligned profiles.
- Non-EU/EEA nationality (US passport qualifies).
- Clean criminal record across all countries of prior residence.
- Verifiable lawful source of funds for the qualifying investment.
- Subscription to a Hungarian real-estate fund authorized for Guest Investor purposes — or alternative approved investment.
- Initial visit to Hungary for biometrics and permit collection.
How we run this program.
Route selection — fund, property, or donation — and independent diligence on each available investment vehicle.
Hungarian tax registration, bank account, and qualifying investment executed under local counsel.
Guest Investor visa filed at the appropriate consulate. Biometrics taken on entry into Hungary.
Ten-year residency permit issued. Renewable indefinitely while the qualifying investment remains in place.
Questions worth answering candidly.
How does Hungary compare to Portugal or Greece?+
Hungary's permit is longer but its citizenship pathway is slower. We position it as a strong residency option with excellent Schengen access — not as the optimal route to a passport. For families primarily seeking citizenship, Portugal remains the benchmark.
Why is this program described as 'early-window'?+
Most relaunched investor programs tighten as they mature — investment thresholds rise, eligible vehicles narrow, family rules constrict. We have seen this in Spain, Ireland, and Bulgaria. We expect Hungary to follow a similar arc, and so favor early action for clients in the right profile.
What does the fund actually invest in?+
Authorized funds invest in qualifying Hungarian real-estate assets — typically commercial, hospitality, or residential income-generating properties. Holding periods, distributions, and exit terms vary by fund and are critical to evaluate before subscription.
Do I need to live in Hungary?+
No. The Guest Investor Program imposes no minimum stay for permit maintenance. Citizenship at year eight, however, requires meaningful Hungarian residence — most of our clients use the program for residency, not naturalization.
